The SELLER shall not respond to any offers prior to the open house scheduled for Sunday, May 31, 2026. This is to ensure that all prospective buyers and their brokers have a fair opportunity to visit the property and sufficient time to prepare an offer.

The SELLER requests that offers be submitted no later than Tuesday, June 2, 2026, at 1:00 p.m., and that all offers remain open until Wednesday, June 3, 2026, at 5:00 p.m.



Certificate of Location. The SELLER declares that: 1. The shed is located within a servitude for Bell Canada. 2. The shed does not comply with the municipal setback requirement of 1.0 m; 3. The position of the fences indicate possible encroachments.

Any verification, corrective measures, or title insurance requirements related to these items will be the responsibility of the BUYER.

The BUYER may choose the notary, but the notary must be agreeable to the SELLER and the signing must take place in the West Island.
