Patience and consistency are essential, and so is a broker who doesn’t disappear when things slow down.
It can be tempting for a broker to step back once an offer is accepted or to shift focus to the next deal or client. But we believe the most important work happens after that point. After Conditions Are Met, But Before Closing
Once all conditions have been fulfilled, whether it’s mortgage approval, inspection waivers, or review of condo documents, the deal becomes firm and final. At this point, many brokers believe the heavy lifting is done. But in reality, this is when the risk of things going sideways can be at its highest. Unfortunately, some brokers treat this stage as an opportunity to step back and move on to their next deal. Whether it’s due to laziness, lack of professionalism, or a desire to avoid extra work, this hands-off approach can leave clients exposed to unnecessary risk.

Property Visits
Buyers often want to revisit the property after the deal is firm, whether to show it to family members or bring in tradespeople for measurements or estimates. When representing buyers, we’ve learned to include a clause in the offer ensuring access for these visits. Why? Because we’ve seen sellers flat-out refuse to grant access! More importantly, brokers must be present at these visits. During one such visit, we witnessed a well-meaning elderly seller make a verbal promise to our buyer to pay for a costly repair that was not outlined in the offer. The seller’s broker wasn’t there to intervene, and protect her client’s best interests.
Side Deals
It’s common for buyers and sellers to want to negotiate over things like furniture or appliances not included in the offer. These informal side agreements can easily lead to confusion, misunderstandings, or disputes when not properly managed. Without both brokers there to document and guide the conversation, both parties are left vulnerable to miscommunication and unmet expectations.
Direct Communication Between Parties
It might seem innocent and harmless when a buyer’s broker asks for the seller’s phone number, to give to their client, usually because the buyer has a few simple questions. However, skipping the broker involvement to “save time” is almost always a bad idea. We’ve seen direct communication spiral into harassment, late-night texts, pushy requests, even aggressive behavior. That’s why we maintain a firm policy: no direct contact before closing. All questions must go through us, in writing, so we can manage expectations and ensure clear, well-documented communication.
