The walton project

We had some exciting news to share last week regarding the launch of a new residential housing development in Pointe Claire.
 
 Located in the heart of the Lakeside Heights neighbourhood, this cluster of a dozen brand new homes has become known as the "WALTON PROJECT".

These 12 houses are to be built on the site of the former Walton Strip Mall, which was home to a handful of small businesses including the Walton Dépanneur, and the legendary Athen's Pizzeria. Although once a thriving commercial plaza, most of the mall has been vacant since 2016. 


 Now scheduled for delivery in July 2021, this residential housing project has been a long time in the making. 

 

Mondev Construction, the name behind the project, is one of Montreal's leading real estate development companies. They acquired the land back in 2017, and allowed the last of the surviving businesses to remain operational while they went through the approval process for demolition with the city of Pointe-Claire.

Initially, the plan was to build 24 townhouse units, but those plans were met with some very strong opposition from local residents. Many of the neighbours felt that the proposed townhouses did not "fit" with the surrounding homes in the area, and that cramming that many units on such a small parcel of land would create too much traffic and density. After several heated and dramatic city council meetings, and much to the delight of residents in opposition to it... the townhouse project was rejected, and new plans had to be submitted by Mondev. 
 
 In the end, a compromise was met and plans were finally approved to include 12 detached, single-family homes, as well as a new park and green space.
 
 Mondev contacted Team Broady back in October of 2019 to discuss partnering on the sales side of the project. They specifically wanted to work with a team of realtors who had an intimate knowledge of the local market, and a proven track record for sales in that neighbourhood. Needless to say, we met their criteria and several meetings and conversations ensued.
 
 The planning and preparations have taken months, and the COVID-19 pandemic caused even more delays during the spring and early summer of 2020. We were finally able to launch the project to the public last Thursday, July 16th, and the response has been extremely positive! Our phones literally rang off the hook the moment we announced the launch, and the activity hasn't slowed down since. We've already sold 2 of the 12 homes, conditional on the buyer's financing being approved. 

 

The houses themselves are rather impressive. They feature high end finishes throughout, 4+2 bedrooms, 3+1 bathrooms, an expansive, open-concept kitchen, family room and dining room. They each come with a fully finished basement with a spacious playroom, two extra bedrooms, (which can also double as a home office space and an exercise room) and a 3rd full bathroom. They all have a single-car garage and come standard with a wood deck off the back patio door. They’re the perfect blend of modern style, space & functionality.

It's been a great experience and a unique opportunity for us to be involved with this project. We’ve been forced to work outside of our usual comfort zone, and because of this, we’re gaining a whole new level of experience and expertise. 
 
 Every time we take on a new challenge or embark on a new adventure, it’s a way for me and my team to grow. The real estate business is fast-paced, hectic, and extremely demanding. Markets and trends can change faster than you can blink sometimes, so if you’re not keeping up with the pace, you can easily find yourself falling behind.
